The terms and conditions below are not designed to make it hard to book your accommodation. They are there to explain your rights and help you understand what you can expect from us and what is expected of you, what needs to be paid and when.
We take pride in the service and quality of accommodation we offer; we also wish to assure you that we will do all that is reasonable to make your stay memorable for all the right reasons.
Terms and Conditions
All reservations for 38 Main Street are subject to and accepted on the following terms and conditions being agreed by you at the time of booking. By booking via our web site you explicitly confirm that you have read and agree to these terms and conditions.
Definitions
For the purposes of these terms and conditions:
Bookings
Bookings are made on the understanding that you agree to keep the property and all fixings, fittings, furniture, equipment and other contents in or on the property in a like state of repair, cleanliness and condition as at the commencement of the booking and will make good (or will arrange with us to make good) any damage, breakage, or loss that may occur during the period of occupancy.
Maximum Number of Persons
We have 2 bedrooms each with a double bed and recommend no more than 4 adults sharing 2 double beds or a small family i.e. 2 Adults and 1 or 2 children that are prepared to share a double bed in their own room. A cot and high chair are available in addition if required:
Under no circumstances may more than the maximum number of persons as stated here occupy the property overnight. The maximum number of persons we cater for is:
Pets
We love animals and welcome your well-behaved pet/s; however, we do have a few stipulations such as pets are not allowed on soft furnishings, or up the stairs. We have food and water dishes available or you may prefer to bring your own. We also provide the use of a large pet sleeping basket however it is supplied without bedding for obvious reasons.
Arrival and departure times
Arrival and occupancy are from 4:00pm on the first day or your booking, earlier arrival may be arranged, if possible, beforehand. Property must be vacated by 11.00 am on day of departure or later by prior arrangement only.
Payment
We require a deposit of 25% at the time of booking, this deposit is non-refundable. the balance of payment is required in full 4 weeks prior to arrival or by arrangement. Bookings made less than 30 days in advance will require full payment.
Security Deposit
A security deposit of £100 cash is required on arrival against damage to fixtures and fittings. All damages must be paid for.
Your security deposit will be refunded less any metered oil and electricity usage on departure.
Right to Refuse
38 Main Street reserve the right to decline any booking without reason in such instances any monies paid to 38 Main Street will be refunded in full. This includes all bookings either paid for in part, in full or provisional booking without payment. Should a situation arise where we have to cancel your booking for whatever reason we may offer optional alternative dates if appropriate.
Cancellations / Refunds
If you need to cancel your booking and the request is made more than 30 days in advance of the booking commencement date the balance of any monies paid, less the deposit of 25% and any processing fees levied by PayPal or other merchants will be refunded. If the cancellation is requested with less than 30 days prior to the booking commencement date 38 Main Street reserve the right to retain the deposit and 50% of the balance of the booking (should it not be possible to re-let the property for this period). If you need to cancel please inform us as soon as possible.
Liability
By making a booking to stay at 38 Main Street you explicitly agree and confirm that We will not be liable for any act, neglect, or default on the part of you or any person you invite to 38 Main Street during your stay. Neither will any accident, damage, loss, injury, expense, or inconvenience whether to person or property which the occupant or any other person may suffer or incur arising out of or in any way connected with the letting or resulting from any other cause whatsoever.
